What properties are covered?

We cover all registered freehold properties in England & Wales — over 26 million titles. Leasehold properties (mainly flats and apartments) are not currently included in the INSPIRE dataset we use.

How accurate are the boundary coordinates?

The coordinates are derived from HM Land Registry INSPIRE Index Polygons. Under UK law, registered boundaries are “general boundaries” — they show the approximate position, not the exact line. Physical features (walls, fences, hedges) typically define the actual boundary.

Do I need to create an account?

No. We use guest checkout via Stripe. You pay securely and receive your report by email. No account, no password, no login needed.

How much does a report cost?

A full property boundary report costs £12.95. This includes the satellite boundary map, GPS coordinates, building coverage analysis, elevation profile, and title information.

How quickly do I receive my report?

Reports are generated automatically and emailed to you within a few minutes of payment.

Does the report include owner names?

Not currently. Owner information costs £7 per title from HM Land Registry. Our basic report uses free open data only. A premium tier with ownership data is planned for the future.

Can I use this for a boundary dispute?

Our report provides useful context (boundary map, GPS coordinates, parcel dimensions) but it is not a legal document. For boundary disputes, we recommend consulting a qualified surveyor or solicitor.

What about elevation data?

We use Environment Agency LiDAR data at 1-metre resolution. This covers approximately 75% of England. If your property is in an area without LiDAR coverage, the elevation section will note this.
