Confirmed what I thought was the case regarding my ditch, i.e. my boundary
It helped me to decide what I could do to protect my ditch from vehicles and stopping people letting their dogs use it as a toilet!!! and not collecting it up afterwards
Boundary ReportThank you so much for your review! We're really pleased the report helped confirm your boundary and gave you the confidence to take action. It's exactly the kind of clarity we set out to provide. Good luck protecting your ditch — you have every right to do so! 😊
Fences
Boundary was accurate, but the one thing i wanted the fence ownership with the T markings aren't there.
Boundary ReportHi, Thank you for your email. Fence ownership is one of the most common questions we get, and it's completely understandable to expect the boundary report to answer it directly. Here's the distinction: the GPS report shows you the precise location of your registered general boundary on the ground — the GPS coordinates of each boundary corner, the distances between them, and where those lines fall on a satellite map. Knowing exactly where the legal boundary is happens to be the essential first step for any fence or boundary issue, as it establishes what ground each party is responsible for. Fence ownership, however, is a separate question — and a surprisingly complicated one. It isn't held by HM Land Registry as a standard data field. Instead, it's determined by T-marks on individual title deeds, which are only present if a solicitor recorded them during a historic conveyancing. Many older properties simply don't have T-marks at all. Even when they do exist, they're buried inside the title register documents rather than the boundary data. We provide a free 'boundary & fence ownership' guide with every purchase to describe how best to resolve fence owner but the following pages are also useful. - General boundaries explained — what "general boundary" actually means in English law, and why the boundary on the ground can differ from the register: https://boundaryfinder.co.uk/general-boundaries - Fence ownership problems — a practical guide to common scenarios, how T-marks work, and what to do if your neighbour disputes the fence line: https://boundaryfinder.co.uk/fence-ownership-problem - Fencing conventions — the traditional (but legally non-binding) rules about which side of the fence you own, and how courts actually decide: https://boundaryfinder.co.uk/fencing-conventions
Worked well
This is simple to use and provided exactly what I needed.... However how do I get a receipt for the sum paid to get the report??
Boundary ReportThank you for the kind words — glad the report was exactly what you needed! Great point about the receipt. we have sent you your receipt separately and resolved the issue permanently.
Exactly what I needed before calling a surveyor
Exactly what I needed before instructing a surveyor. The GPS coordinates matched my fence line almost perfectly.
Boundary ReportCaught a boundary issue before buying
Bought this before making an offer on a house. The boundary map showed the garden was smaller than the estate agent photos suggested.
Boundary ReportGPS navigation was brilliant
Good report with clear maps. The GPS navigation feature on my phone was brilliant.
Boundary ReportPlanning permission sorted
Needed to know exactly where my boundary was before submitting a planning application for an extension.
Boundary ReportSettled a disagreement with our neighbour
Our neighbour was convinced our garden fence was over onto his land. The GPS coordinates showed the fence is spot-on.
Boundary ReportReally useful but limited elevation data
The boundary map and GPS coordinates were spot on. Used the phone navigation to walk the boundary.
Boundary ReportSo much faster than ordering from Land Registry
This gives you the boundary on a satellite map with actual GPS coordinates you can walk to.
Boundary ReportPerfect for our conveyancer
The satellite boundary overlay was much clearer than the Land Registry title plan.
Boundary ReportDecent but my property was not found initially
Had to search by postcode rather than address. Once I found it the report itself was good.
Boundary ReportSimple, quick, does exactly what it says
No account needed, no login, just pay and get the report. Took about 2 minutes from search to PDF.
