Excellent service

To confirm boundary lines

We used the report to determine a boundary line which confirmed a wall in dispute is, in fact, a party wall.

Very accurate report. Looking at the plans from my house title deeds, the red line outlining my property boundaries went a little further than the garden fence that the house builders erected but there were no measurements stating how much extra land i own. The problem is a 2mm thick red line on a plan can equate to a metre wide strip of land when scaled up to actual size which is i think why they don't include measurements. Local planning couldn't help but put me onto Boundaryfinder and I'm pleased they did. It's a very accurate report made via GPS together with lots of other relevant information on your property and the ground on which it stands. Well worth the money.

One thing worth noting: BoundaryFinder uses HMLR INSPIRE Index Polygons, which show the registered general boundary position — the same dataset that underpins the official HMLR title register. We always recommend verifying the title plan directly through HMLR and involving a chartered surveyor or solicitor where the boundary position is material to a commercial decision. Confirmed what I thought was the case regarding my ditch, i.e. my boundary

It helped me to decide what I could do to protect my ditch from vehicles and stopping people letting their dogs use it as a toilet!!! and not collecting it up afterwards

Hi, Thank you for your email. Fence ownership is one of the most common questions we get, and it's completely understandable to expect the boundary report to answer it directly. Here's the distinction: the GPS report shows you the precise location of your registered general boundary on the ground — the GPS coordinates of each boundary corner, the distances between them, and where those lines fall on a satellite map. Knowing exactly where the legal boundary is happens to be the essential first step for any fence or boundary issue, as it establishes what ground each party is responsible for. Fence ownership, however, is a separate question — and a surprisingly complicated one. It isn't held by HM Land Registry as a standard data field. Instead, it's determined by T-marks on individual title deeds, which are only present if a solicitor recorded them during a historic conveyancing. Many older properties simply don't have T-marks at all. Even when they do exist, they're buried inside the title register documents rather than the boundary data.
