1. Terms and Agreement
1.1 Scope of Terms
These terms and conditions govern the framework under which we supply our automated digital search, procurement, and administrative processing services to you. These services are associated with retrieving official Title Registers, Title Plans, Charge Documents, Conveyancing Deeds, Lease Documents, and other property intelligence datasets displayed on our website, as well as our boundary report products derived from publicly available government data.
1.2 Importance of These Terms
Please read these terms carefully before submitting your order. They explain who we are, the agency framework of our delivery model, how the contract is formed, cancellation limits, and resolving platform issues.
1.3 Contractual Agreement
By clicking the checkout or payment confirmation button (marked “Place Order,” “Pay Now,” or similar) and ticking any document request box, you confirm your absolute acceptance of these terms. If you do not agree, you will be blocked from accessing our platform’s automated retrieval pipeline.
2. Company Status and Government Disclaimer
2.1 Who We Are
We are Rock MSP Limited (trading as BoundaryFinder) (referred to as “the Company,” “we,” “us,” or “our”). We operate as independent, private eBusiness customers utilising the HM Land Registry Business Gateway API, Scotland’s Land Information Service (ScotLIS), and NI Direct infrastructure.
2.2 Who We Are Not (Mandatory Disclaimer)
We are a private corporate entity. We are not the UK Government, nor are we a branch, department, or official agency of HM Land Registry, the Department for Work and Pensions (DWP), HMRC, ScotLIS, or NI Direct. We have no formal political affiliation with these entities.
2.3 Independent Alternatives
You are under no obligation to use our platform. You can manually apply for official land documents independently by visiting the official government portals directly:

- Scotland: Scotland’s Land Information Service
- Northern Ireland: NI Direct
3. General Boundaries Disclaimer
Under the Land Registration Act 2002 (Section 60), the boundary of registered land as shown on the title plan is a general boundary. The GPS coordinates, boundary lines, and property measurements in our reports are derived from INSPIRE Index Polygons and are indicative only. They do not determine the exact line of property boundaries.
Our reports do not constitute legal advice. For boundary disputes or precise boundary determination, consult a qualified surveyor or solicitor.
4. Contract Formation and Eligibility
4.1 Acceptance of Order
Our contract with you activates the exact millisecond you execute payment and your automated request is queued in our system. This is confirmed via an automated digital receipt sent to your provided email address.
4.2 Order Rejection Parameters
We reserve the right to cancel your search request and void the transaction if:
- You are under 16 years of age.
- System updates or unexpected technical limits disrupt our API loops.
- The data provided (postcode, house number, or title number) is invalid or flagrantly incomplete.
- We reasonably suspect fraudulent activity, bulk data scraping, or malicious server requests.
- A clear pricing or description error is identified on our front-end storefront.
4.3 Territorial Limits
Our services are strictly restricted to processing properties located within the United Kingdom.
5. Appointment of Agent and Fee Structure
5.1 Agency Mandate
By selecting any document lookup option on our site, you grant the Company an explicit, immediate power of agency. You authorise our automated platform to act as your technical intermediary to query the HM Land Registry Business Gateway, submit lookups on your behalf, and transmit the official statutory data back to your portal.
5.2 Value-Added Fee Composition
The flat-rate retail price displayed on your checkout screen is a unified service charge consisting of two explicit components:
- The Official Statutory Fee: The fixed, non-refundable base cost levied directly by HM Land Registry for querying their digital index (currently £7.00 for standard Title Registers and Title Plans, and £11.00 for deeds and leases). This fee is paid directly to the registry on your behalf.
- The Administrative Convenience Fee: The remaining balance retained by the Company as a service charge. This covers our secure API hosting infrastructure, live database indexing, data curation, automated formatting, server overheads, and instant digital delivery mechanics.
6. Material Changes
6.1 Minor Adjustments
We reserve the right to update our technical backend, interface layouts, and these terms at any time without notice to reflect updates to UK land law, statutory fee changes from the registry, or security protocols.
6.2 Critical Adjustments
If significant alterations are made to a pending, unfulfilled manual application, we will contact you to confirm whether you wish to proceed or receive a full refund.
7. Service Provision and Absolute Refund Limits
7.1 Execution and Timelines
Our platform operates an automated, around-the-clock digital retrieval engine. Once payment is processed, our system attempts to extract and deliver your requested documents instantly.
7.2 Delays Outside Our Control
We are not legally responsible for database delivery delays caused by official HM Land Registry server maintenance, registry backlog, regional internet outages, or incorrect data input fields completed by you.
7.3 No Right to Cancel — Refund Exclusion
Under the UK Consumer Contracts Regulations, the standard 14-day cooling-off/cancellation window is completely waived for our services. Because our API processes your request instantly upon checkout, the service is deemed fully executed the moment the payload hits the HMLR database. All sales are strictly final. No refunds will be issued for search failures caused by user input errors, nor for properties that turn out to be unregistered.
8. Crown Copyright and Intellectual Property Boundaries
8.1 Crown and OS Copyright
All official Title Plans and Title Registers procured through our platform contain intellectual property protected under Crown Copyright and Ordnance Survey (OS) database rights. BoundaryFinder’s own report templates, design, and analytical methods are the property of Rock MSP Limited. Open Government Licence data used within reports is attributed accordingly.
8.2 Permitted Personal Use
Documents are delivered to you strictly for individual personal use or for a single specific commercial property transaction.
8.3 Reselling Prohibition
You are strictly prohibited from copying, extraction mining, commercialising, bulk harvesting, or reselling the raw mapping geometry or official registry data files delivered via our platform. Violations will result in immediate termination of service and referral to relevant copyright enforcement bodies.
9. Limitation of Liability
Rock MSP Limited (trading as BoundaryFinder) shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use of our reports or retrieved documents. Our maximum liability is limited to the purchase price paid for the relevant product or service.

12. Third-Party Hardware Recommendations
BoundaryFinder may recommend third-party hardware devices (such as GNSS receivers) on this website. The following terms apply to all such recommendations:
- No commercial relationship: We do not receive commission, referral fees, sponsorship, or any other payment from manufacturers or retailers in connection with hardware recommendations. Recommendations are based solely on personal use and testing.
- No warranty or guarantee: We make no warranty, express or implied, regarding the quality, fitness for purpose, reliability, availability, or performance of any recommended third-party product. Products are manufactured and sold by third parties entirely outside our control.
- No liability for third-party products: Rock MSP Limited (trading as BoundaryFinder) accepts no liability for any loss, damage, injury, or expense arising directly or indirectly from the purchase, use, or malfunction of any recommended third-party hardware, including but not limited to device defects, inaccurate positioning, import duties, customs delays, or incompatibility with your equipment.
- Purchase at your own risk: Any hardware purchase you make is a transaction solely between you and the third-party retailer or manufacturer. We are not a party to that transaction and have no control over pricing, stock availability, shipping, returns, or after-sales support.
- Accuracy in context: Positioning accuracy figures quoted on this website are based on our own testing under specific UK conditions. Results may vary depending on location, sky visibility, satellite geometry, local interference, and software configuration. Quoted accuracy is not guaranteed.
- Independent verification: We recommend you independently research any hardware product before purchasing, including reading manufacturer documentation and third-party reviews.
