1. Service Description

BoundaryFinder provides digital property boundary reports for registered freehold properties in England & Wales. Reports are generated using publicly available data from HM Land Registry, Ordnance Survey, Environment Agency, and Google Maps.

2. General Boundaries Disclaimer

Under the Land Registration Act 2002 (Section 60), the boundary of registered land as shown on the title plan is a general boundary. The GPS coordinates, boundary lines, and property measurements in our reports are derived from INSPIRE Index Polygons and are indicative only. They do not determine the exact line of property boundaries.

Our reports do not constitute legal advice. For boundary disputes or precise boundary determination, consult a qualified surveyor or solicitor.

3. Purchases & Payment

Reports are purchased via Stripe secure checkout. Payment is in British Pounds (GBP). No user account is required. A receipt will be emailed to the address provided during checkout.

Reports are digital products delivered electronically. Once a report has been generated and the download link emailed, no refunds are available except where required by law.

4. Report Delivery

After payment, your report PDF is generated automatically and a download link is sent to your email address. Reports are typically delivered within a few minutes. Download links remain active for 30 days.

5. Data Accuracy

We use official government data sources but cannot guarantee the accuracy, completeness, or currency of the data. Boundary polygons, building footprints, and elevation data are provided “as is” under the Open Government Licence.

6. Intellectual Property

Report templates, design, and analytical methods are the property of BoundaryFinder. Open data within reports is used under the Open Government Licence v3.0 and is attributed accordingly.

7. Limitation of Liability

BoundaryFinder shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use of our reports. Our maximum liability is limited to the purchase price of the report.

8. Governing Law

These terms are governed by the laws of England & Wales.
